BSB Engineering Services supplied and commissioned an addressable fire damper control system for Kensington Olympia Hotel in West Kensington, London.
Kensington Olympia Hotel sits close to Olympia London, an area undergoing significant investment as part of the £1.3bn transformation of the historic exhibition destination. The wider redevelopment is adding new restaurants, public spaces, a theatre and live entertainment venues, supporting the continued regeneration of this part of West London.
Against this backdrop, the hotel required a reliable fire damper control package to support the building’s M&E and fire safety strategy. In a hospitality environment, these systems need to be practical to install, straightforward to commission and clear for future testing and maintenance.
Hotel refurbishment work often brings together existing building constraints, tight service routes and a clear need for coordination between trades.
For Kensington Olympia Hotel, the fire damper control package needed to be installed in line with the project schematics, with each module connected correctly and reporting back to the addressable control panel. The system also needed to be ready for efficient commissioning, with fault-free loop cabling and a clear handover process.
Fire dampers are an important part of the fire safety strategy where ventilation ductwork passes through fire-rated walls, floors, ceilings or cavity barriers. The control system gives the project team a practical way to monitor damper status, test operation and identify faults.
BSB supplied an addressable fire damper control package built around an ACP50 Addressable Damper Control Panel.
The ACP Series is designed for the centralised control, testing and monitoring of connected fire dampers in HVAC systems. It can be programmed to suit project-specific cause and effect requirements, giving the building team a clear way to manage damper operation from the panel.
ADM addressable damper modules were installed locally to the damper actuators. These modules allow individual dampers to communicate their status back to the control panel, helping the commissioning engineer confirm that the system has been wired and connected correctly.
The project used 30no BSB FSD-C motorised circular fire dampers. The FSD-C is a circular, single blade motorised fire damper designed for circular ductwork where it passes through fire-rated barriers.
The installation and commissioning process ran smoothly.
Lateral Fire & Security Ltd installed the loop cabling and completed the second fix of the modules. When BSB attended the site, the engineer was able to commission the system on the first day giving the project team the documentation required for handover.
The result was a clean commissioning process supported by accurate installation, clear schematics and good coordination between Lateral Fire & Security Ltd and BSB.
