The comprehensive refurbishment of Motel One on Princes Street was officially completed in January 2026. The project involved updating the guest experience within the existing 142-bed design hotel and the three retail units at 10-15 Princes Street.
The project demanded a fully compliant and robust fire and smoke control solution to support life safety and
compartmentation throughout the building. With a multi-storey layout and complex service distribution, the scheme required coordinated damper control across multiple zones, clear cause and effect strategy
integration, and efficient commissioning to meet programme deadlines.
Given the scale of the installation — 180 motorised fire dampers — system reliability, traceability and integrated controls were critical.
The Solution
BSB Engineering worked alongside EMTEC Building Services Ltd, with the order placed via our distributor VHS, to provide a complete fire damper + addressable control package including manufacture, supply and commissioning.
The project incorporated:
All dampers were compliant with EN15650, tested to EN1366-2 and classified to EN13501-3, ensuring fire compartmentation performance aligned with current standards
The addressable ACP control panels provided clear networked control across multiple zones, offering integrated monitoring, programmable inputs and BMS capability as standard. This ensured the system delivered not only compliance, but operational transparency for facilities management.
BSB commissioning engineers attended site in Edinburgh to complete system commissioning in accordance with our pre-commissioning and cause & effect requirements, ensuring the installation was fully operational and aligned with the project fire strategy.
The Outcome
Delivered in early 2025, the Motel One Princes Street development now benefits from a fully integrated, addressable fire and smoke damper control system designed to maintain compartmentation and protect occupants in the event of fire.
By combining compliant product performance with coordinated controls and commissioning, BSB Engineering provided a complete life safety solution — not simply component supply.
