BSB Engineering supplied a fire and smoke control package for Tesco’s new 615,000 sq ft distribution centre at Panattoni Park, Aylesford.

Located just minutes from our headquarters, this landmark project combined BREEAM-certified for sustainability, advanced fire safety systems, and a lasting positive impact on the local community and economy.

The Challenge

Tesco commissioned a 615,000 sq ft logistics hub at Panattoni Park, Aylesford, as part of its ongoing investment in a resilient and sustainable supply chain.
The facility — one of the largest of its kind in Kent — was designed to achieve BREEAM certification, demanding the highest standards of energy efficiency, safety,
and environmental performance.

A project of this scale required a fire safety solution that was robust, reliable, and future proof, while also supporting Tesco’s commitment to sustainability and the
wellbeing of the local community.

The Solution

BSB Engineering worked in partnership with Salamanda Building Services to deliver a tailored fire and smoke control package for the development.

Our solution comprised:

A BSB EM30-24 Damper Control System, providing centralised monitoring and rapid response capability.

21 motorised fire dampers (FSD-C and FSD-TD models), each fitted with energy-efficient 24V actuators designed for reliability, durability, and compliance with the latest fire safety standards.

By manufacturing and supplying from our headquarters in Aylesford, we were able to minimise transportation distances, reduce carbon impact, and provide responsive
local support — aligning with the project’s sustainability goals.

The Result

The Tesco Aylesford Distribution Centre now benefits from a fully compliant, energy-efficient fire safety system that safeguards staff, stock, and critical operations.

With BREEAM certification achieved, the project demonstrates how major logistics facilities can combine scale and sustainability. The development also brings hundreds of new jobs and investment to the local area — a source of pride for BSB, whose own team live and work within the same community.
